Overview

SMA was commissioned to provide a comprehensive Transport Assessment in support of a Full Planning Application at The Loen, a proposed development comprising 49 extra-care retirement homes (C3 class) and 2.32 hectares of Suitable Alternative Natural Greenspace (SANG). The scheme also includes appropriate parking, public open space, and drainage attenuation on land to the east of St. Catherine’s Road, Frimley.

As part of the TA, SMA provided the following services to ensure that all transport-related aspects of the proposals were fully assessed and robust:

• Completion of multi-modal accessibility assessment, to ensure that the development is well-connected by foot, cycle, public transport, and car. Further opportunities for improved connectivity to the surrounding community was also considered and incorporated into the design. As part of the proposals, an on-demand shuttle bus service will also be operated for residents of the site.
• The site internal layout was designed to ensure inclusive mobility, with the layout catering for all users, particularly older adults and those with limited mobility.
• Calculation of likely trip generation, with specific focus on travel behaviour of extra-care residents and staff.
• Our team prepared detailed access drawings, including swept path analysis, and collaborated closely with the design team, to ensure a layout that is both functional and aligns with policy. The access strategy also included new pedestrian crossing facilities, to enhance safety and connectivity to local services.
• SMA supported the wider project team through detailed engagement with local residents and key stakeholders as part of a public consultation exercise.
