Project Overview

SMA was appointed by Welbeck Land Limited to provide multi-disciplinary consultancy services, including transport, flood risk and drainage, and utilities assessments for a residential-led development in Deddington, Oxfordshire.

The scheme, which has now secured planning approval, will deliver 90 new homes alongside community infrastructure, including a nursery school, a car park serving the adjacent medical centre, and comprehensive landscaping and SuDS measures. The development also includes key upgrades to pedestrian and cycle connectivity through improvements to the footway network along Banbury Road.

SMA’S Role and Services

The project required a balanced and coordinated infrastructure strategy, to help address both technical constraints and community priorities. This included:

• Transport & Accessibility:
  • Assessment of site access and connectivity with the surrounding road network
  • Design of proposed points of access and highway improvements, including footway widening along Banbury Road to establish a continuous and safe pedestrian and cycle route
  • Design of on-site car parking for the adjacent medical centre to improve accessibility and alleviate pressure on local parking
  • Preparation of a detailed Transport Assessment and Travel Plan
• Flood Risk and Drainage:
  • Delivery of a robust surface water drainage strategy using SuDS principles to manage runoff and protect downstream receptors
  • Flood risk assessment to ensure development remained compliant with national and local policies
  • Design of attenuation basins integrated within the site’s landscaped areas
  • Preparation of supporting documents for Lead Local Flood Authority (LLFA) approval
• Utilities Strategy:
  • Early engagement with utility providers to assess network capacity
  • Coordination of utility diversions and connections to ensure timely infrastructure delivery for the residential and community uses

Project Outcomes

SMA’s multidisciplinary approach provided the client with coordinated design solutions, ensuring that transport, drainage, and utility considerations were fully integrated into the site’s masterplan.
The project was approved with full support from the local planning authority, with SMA’s technical inputs instrumental in demonstrating the site’s deliverability, sustainability, and long-term community benefit.
